The drainfield, formally the subsurface soil absorption system, is where treated liquid leaves the system and enters the soil. It works because soil accepts water at a certain rate and biologically treats what passes through it.

Failure is usually the soil losing the ability to accept water, from a biomat that has built up over years, from solids carried over out of an unpumped tank, or from compaction and saturation.

Repair is sometimes possible. Replacement is common on systems past 25 to 40 years. Which one applies is a question for a site evaluation, not a guess.

Why this works differently in Pierce County

Ground conditions decide what a replacement looks like here, and Pierce County has three quite different situations. On the Graham, Spanaway and Roy outwash prairies, a conventional gravity replacement is often viable. How it runs

The process, in order

  1. Diagnosis. Establish whether the absorption area has failed or whether the symptom comes from the tank, a pump or a blocked line.
  2. Site evaluation. Soil logs and site assessment to establish what the ground will accept and where a new area can go.
  3. Design. A designer produces the drawing the Health Department reviews. On difficult ground this step decides the cost of everything after it.
  4. Permit. The design is submitted and reviewed. Installation does not begin before the permit is issued.
  5. Installation. A certified installer builds the system to the approved design.
  6. Final inspection and as-built. The completed system is inspected and the as-built record filed, which becomes the record for every future sale.

How do I know the drainfield has failed rather than the tank?

Effluent surfacing over the absorption area, wet ground or unusually lush growth over it, slow drains that return quickly after a pump, and odour outdoors all point at the field. A pump plus an inspection separates the two reliably.

Can a failed drainfield be restored?

Sometimes a system recovers when the real problem was solids carryover from an unpumped tank and the field is rested. Often it cannot. A site evaluation gives you an answer; product claims about restoring a field do not.

Do I need a permit to replace a drainfield?
